Portland’s housing market in mid-2026 looks steadier than the headlines about statewide price cuts. Here is what the July 2026 RMLS Market Action numbers say for the metro—and how I read them for Portland, Lake Oswego, Beaverton, West Linn, and Raleigh Hills.
The July 2026 metro snapshot
According to the RMLS Market Action report for Portland Metro:
- Median sale price: $555,000 in July (flat vs July 2025; down from $564,900 in June)
- Closed sales: 2,167, up 8.1% year over year
- Average sale price: $632,500, up 1.7% vs July 2025
- Market time: about 54 days (among the faster readings of 2026)
- Inventory: roughly 3.3 months
Year-to-date through July, median sale price has held near $550,000, with closed sales up about 5% versus the same stretch of 2025.

What this means if you are buying
A flat metro median with slightly more inventory than early summer usually means a little more room to negotiate—especially on homes that have already taken a price cut. It does not mean every listing is soft. Well-priced homes in desirable Westside pockets can still move quickly.
If you are comparing Portland proper to Beaverton or Lake Oswego, do not use one metro median as your budget. Street-level comps, school preferences, and commute matter more than the metro headline.
What this means if you are selling
Statewide price-cut stories are not a CMA for your address. Overpriced listings sit; correctly prepared and priced listings still find buyers. Before you list in Lake Oswego, West Linn, Raleigh Hills, or inner Portland, we should pull recent closed sales on your street and competing actives—not a Bend or statewide chart.
